If you're looking for an all around amazing real estate professional who will keep you informed, organized, and get you through the home buying process with minimal headache, you need to call Josh Morimoto. I can honestly say we got our dream house in large part because of Josh.
Informative: From day one, Josh was very attentive and communicative, giving us updates on many details we didn't even know we should be tracking, providing solutions to roadblocks and keeping everyone on the same page. We aren't home buying experts, but Josh was so informative about the process you might start to believe you are an expert.
Organized: Josh implemented a system for keeping all parties on the same page, updating and distributing a 33-step milestone tracking document which was absolutely invaluable throughout the process.
Negotiator: When our inspector found some issues with the home, Josh was able to negotiate with the seller to accommodate us on virtually every single item, 4 days ahead of schedule. This was all after he assisted in getting us a below market price contract on the house.
Efficient: Many things impressed us about Josh, but one of the most impressive feats was how he got us from showing to closing in 22 days! You read that correctly. We had a very narrow window of time to manage exiting a rental situation and getting into our new home, so timing was critical. When our lender was dragging their feet and saying they needed weeks to complete Closing Documents, Josh was able to motivate them to get it done within a week. I would not be surprised if they tried to recruit him for themselves to enhance productivity.
Lastly, Josh just seems like a genuinely good person who looks out for the interest of his clients. He was contracted to help us buy a house, but he also assisted us in finding replacement renters so we could exit our existing lease early despite having no real incentive to do so. Comments on The Sale of My Townhome and the Purchase of my new Single Family Home-James P.
Josh Morimoto, an experience Realtor with Weichert Realty, supported me in two Real Estate transactions-I) The sale of my townhome in Leesburg, and 2) The Purchase of a single family home on Large Acreage Working Farm in Clarke County.
He is very efficient and gave me a briefing on the sale of my townhome and the purchase of a Single Family Home. He did a walkthrough of my home and gave me recommendations on how to improve the presentation of my home to buyers. We also discussed earlier, kitchen upgrades, bathroom repairs, and repainting my entire home. Then with his expertise, he used multiple Medias to advertise my townhome online .. As a result of this high volume advertising on the WEB, our Open House was visited by 31 buyers. Josh insured Buyers and their Agents had the appropriate Covid-19 Masks and Shoe Coverings, which he provided at the entry foyer.
During the following 3 days after the Open House, we had 7 additional Realtors bring buyers. Within 5 days we had two offers and I accepted an excellent offer which corresponded to the timeline for me to find and purchase a replacement single family home; and to conduct a door-todoor move.
He gave me 30 + Single Family Homes to select from to visit. After going through these homes, I selected 5 homes and finally visited 2. I decided to purchase the 2nd home and with his excellent advise, my offer was developed and accepted by the seller within 48 hours.
He got a Septic and Well Inspection Report done by a previous buyer which saved me over$ 400. He then helped me selected Scott Truax, Supervisor and Senior Home Inspector, from US Inspect, who did an excellent Home Inspection identifying over 30 + deficiencies. We selected 14 deficiencies to be repaired by the Seller. Josh developed a Home Inspection Repair Addendum. The Seller agreed to do over 50 % of the deficiencies.
Since this home was built in 1922, had three brick chimneys, and home inspection showed 4 deficiencies in these chimneys, Josh advised me to have a Professional Chimney Inspection done on the repaires done to. these three Chimneys. We hired Cunningham's Chimneys to do this inspection and they found that the four deficiencies were not properly repaired and gave me a cost estimate of$ 3,075 to repair these deficiencies. Josh developed a Chimney Repair Addendum and got the seller to pay me this amount to get these repairs completed after settlement.
I am totally happy on how this sale was handled by Josh Morimoto from Weichert Realtors, and just love this home. I appreciate the detail Home and Chimney Inspections recommended and completed by "true" professionals so this gave me a Peace of Mind on what I was getting with the purchase of this Working Farm Home. I would recommend Josh Morimoto to all my friends and co-workers.
